Buying property has become increasingly challenging in today’s time. According to Vastu, choosing the right property can bring prosperity, while the wrong one may lead to health and relationship problems in the family.

Property in Proximity to a Cremation Ground:

It doesn’t matter whether the property is a flat, floor, residential, commercial, shop, or house – there should not be a cremation ground nearby, especially if it is a residential property.

Many people ask me about the minimum safe distance, and I always suggest that the farther, the better. However, the minimum recommended distance should be at least 3 to 5 kilometres.

One major issue with buying property near a cremation ground is the smoke and gases released during cremations. These fumes can travel to your home, carrying negative energy.

When buying a property, it is crucial to ensure that there are no high-tension wires nearby. For example, if you are considering a roadside property and high-tension wires pass directly above your house or cross from the front, back, or sides, it can be problematic.  

The minimum recommended distance between the property and high-tension wires should be 300 to 500 meters. If the wires are at least 500 meters away, you may consider the property.  

High-tension wires have negative effects on health and energy balance, so it is best to avoid properties near them.

 

Property with Mobile Towers Installed on Roof or Adjacent to Mobile Tower: 

Avoid properties with mobile towers installed above them. Nowadays, in flats and multi-story buildings, telecom companies place network towers on the rooftops.  

The radiation emitted from these towers is extremely harmful and can have a direct impact on your family’s health.  

I have observed many cases where people rent out their terraces to mobile tower companies to earn a steady monthly income. However, this income comes at a heavy cost, as prolonged exposure to mobile tower radiation can increase the risk of serious health issues. 

 

Property Having Bad Odour or Foul Smell: 

If you enter a property and notice a persistent bad odour right at the entrance or for the first 15-20 minutes, it is a clear sign to avoid that property.  

The smell could be due to a nearby manufacturing unit or factory that operates 24/7, continuously releasing harmful gases. 

Not only will your home always be filled with an unpleasant smell, but your family will also have to endure it daily.  

Additionally, any guests visiting your home will criticize the environment, making it an uncomfortable place to live. To ensure a healthy and pleasant living experience, it is best to avoid these properties. 

 

Good or Bad Feeling When You Enter the Premises: 

When you enter a property, pay attention to how you feel. If you don’t get a positive or comfortable vibe immediately after stepping in, it’s best to avoid that property, even if it looks nicely designed and built. 

If all family members feel uneasy or uncomfortable after entering, it’s a strong indication that the energy of the place may not be suitable for you.  

Trust your instincts and avoid such properties, as your home should bring peace, positivity, and comfort to everyone. 

 

Proximity to Nature 

Another important factor to consider is the natural environment around the property. If the property has a garden or park nearby, it is a great advantage, as natural surroundings bring positive energy and create a peaceful atmosphere.

For example, if you buy a floor with a garden in front of it, simply standing on your balcony for a few minutes and looking at the greenery can make you feel calm and refreshed. When evaluating a property, always observe its surroundings.

  

Property Direction:

Direction plays a crucial role in Vastu. Whether you are considering a plot, floor, or flat, it is important to check the entry direction as per Vastu before making a decision.  

The most inauspicious entry directions are south-west and south-south-west. These are considered highly unfavorable, and it is best to avoid properties with such entrances.  

On the other hand, if the property has an entrance facing north, north-east, or east, it is considered very auspicious. Additionally, properties that receive good sunlight and have proper cross-ventilation are beneficial for a healthy and positive living environment.  

To ensure peace and prosperity, always stay away from properties with south-west or south-south-west main entrances and opt for Vastu-compliant directions instead. 

 

Shape of the Property: 

Always opt for a square or rectangular-shaped property for your home, office, factory or any other purpose.  

Many properties come in irregular or zig-zag shapes, but it is best to avoid them.  

In Vastu, missing corners create imbalanced energy flow, which can negatively impact the residents. When inspecting a property, take a full round of it and check from the windows whether any part of the area is missing or excessively extended.  

These structural irregularities can disturb the energy balance of the space. This is one of the key factors to consider in Vastu.

You should avoid buying a property near a railway track. Some people believe it doesn’t matter, but in reality, it does. Trains pass through the area 24/7, causing constant noise pollution and disturbance.  

If your children have to prepare for their examinations or you are a working professional working from home, the continuous noise can distract and affect the concentration, leading to poor outcome.  

It is also possible that you may have sleepless nights due to the sound of passing trains and their horns.

Monkeys around the property are often overlooked by most before finalizing a property.  

Through my practical experience with clients, I have seen this issue with many people. One of my clients purchased a plot and built an entire house, only to realize later that monkeys frequently visit the area causing disturbances.  

In another case, a client’s wife was bitten by a monkey in their home in the morning. This can be extremely dangerous, leading to health risks, stress, and daily disruptions.  

Monkeys can enter your property at any time, may steal household items, or even attack family members.  

Check properly, if monkeys are commonly seen there, it is best not to go ahead with the purchase.  

 

Check Buildings Around Your Target Property: 

Before buying a property, check if it is a sandwich building, a house that is covered on both sides by taller buildings.  

For example, if you purchase a 1,800 square feet house and there are large apartments or buildings on both the left and right, your house will be sandwiched between them.  

This can lead to issues like poor sunlight and ventilation.  

If a large building is in the east, it will block the morning sunrays, which are crucial for positive energy and a healthy environment.  

A good property should have ample sunlight and proper cross-ventilation.  

 

History of the Property: 

It is important to know the history of the proposed property that you intend to buy. 

Suppose you are buying a farmhouse or an entire building, then make sure to learn about its past—such as the people who used to live there, what happened with them, and if any major incidents occurred.  Do thorough research about that property from the neighbourhood. 

Sometimes, there are properties where incidents have happened repeatedly, like accidents, health problems, or house thefts. Do not buy these properties. 

 

Paranormal Activities in the Property: 

Normally, these issues usually come to light after the property purchase. But it is always best to ask the neighbourhood about it.  

Neighbours might tell you that something is wrong with the property it. They may have heard strange sounds at night from the property.

I am sharing a simple tactic if you do not know the basics of Vastu.  

Whenever you are visiting the proposed property along with 2-3 elders, take a child around 5-7 years of age along with you.  

Spend 15-20 minutes at the property that you like and is within your budget. Observe how you feel in that space. Let the child play freely. If the child starts playing comfortably, then it is a good sign.  

But if the child keeps insisting on leaving, especially a small kid, then it is an indication of something wrong, either negative energy or some issue with the property.  

The child may start crying, playing excitedly, or getting extremely happy. These are subtle signs that, if observed carefully, can help you make an informed decision about the property. 

 

Property Near a Drain: 

This is another important factor to consider before buying a property. When inspecting a property, go 1-2 km around it and check if there is a drain nearby.  

You should avoid buying a property near drains because the harmful gases released from them can affect your home environment.  

It has been observed that ACs often stop working properly in such areas, especially during the summer season, making it a big challenge. If these harmful gases can damage an AC, imagine how much harm they can cause to your health in the long run.  

Proximity of Property to a School 

This is another practical issue that many people overlook while buying a property. Having a school nearby may seem like a good thing, but it also brings traffic congestion, noise pollution, and constant disturbances from morning till afternoon. 

The roads get blocked due to school traffic, and on PTM (Parent-Teacher Meeting) days, the situation gets even worse.  

If you have an important meeting to attend or need to catch a flight, you might find yourself stuck in traffic. Many people ignore this issue, thinking the location is good. 

But once they start living there, they realize the daily struggle and regret their decision of buying a property near the school. 

Property Near Electricity Pole 

There should be no electricity pole near, above, or in front of the house. If your main entrance has a pole positioned in the middle, left, or right, it is considered inauspicious in Vastu Shastra and is known as “Ved”.  

If there is a pole or transformer near the property, it is best to stay away from it, as it disrupts the electromagnetic field of the area and can cause negative effects on the energy flow in your home.

Apart from all these factors, if you still feel stuck and have shortlisted 3-4 properties with good location and no drains nearby but are still confused, it is best to hire a Vastu consultant.
